What is a WRc CCTV Drain Survey Report? Decoding (MSCC5) Codes with Super Drainage Solutions

If you’re buying a new property, managing a commercial building, or dealing with recurring blockages, someone has likely told you that you need a WRc standard CCTV drain survey. Shortly after, you’re handed a technical report full of acronyms, meter marks, and codes like (MSCC) 5th Edition, FC, or RI.

At Super Drainage Solutions, we believe property owners shouldn't need a degree in civil engineering to understand what's happening beneath their feet.

In this guide, our certified drainage experts break down what a WRc standard survey actually is, how to read your MSCC5 defect codes, and what your final report means for your property and pocketbook.

What Does "WRc Standard" Mean?

The WRc (Water Research Centre) sets the gold standard for wastewater infrastructure technical guidelines across the UK.

When Super Drainage Solutions conducts a WRc-compliant CCTV survey, it means:

  • Approved Technology: We use high-definition, self-levelling crawler units and push-rod cameras capable of navigating complex pipe runs.

  • Certified Engineers: Inspections are logged by trained surveyors who meet rigorous industry standards.

  • Accepted Everywhere: Our reports meet the strict criteria required by mortgage lenders, insurance providers, local councils, and water authorities for build-over agreements.

What is MSCC5?

MSCC5 stands for the Manual of Sewer Condition Classification, 5th Edition. It is the official coding system used to classify pipe defects objectively.

Instead of writing vague notes, our engineers log exact observations using MSCC5 codes within specialised reporting software. This ensures every defect—from a tiny hairline fracture to an active root ingress—is logged.

Quick Reference: Common MSCC5 Defect Codes

When you open your Super Drainage Solutions inspection log, here are the most common MSCC5 shorthand codes you'll see alongside distance markers:

MSCC5 Code

Description

What It Means

Usual Recommended Actions

CL

Crack Longitudinal

A straight crack along the length of the pipe wall.

Monitor

CC

Crack Circumferential

A ring crack around the pipe circumference.

Monitor

FC

Fractured Pipe

Fracture section held together by surrounding soil.

Structural lining to reinforce.

B

Broken Pipe

Pipe has broken and moved.

Immediate repair (patch lining or excavation).

RI

Root Ingress

Tree roots penetrating joints to access moisture.

High-pressure water cutting + joint sealing.

DE

Debris / Silt

Build-up of gravel, grease, or scale restricting flow.

Precision high-pressure water jetting.

OJ / JD

Open / Displaced Joint

Pipe sections out of alignment creating a lip or gap.

Drain lining or robotic joint reaming.

Understanding Your Pipe Grades: 1 to 5

Each section of pipe is graded under the WRc Sewerage Rehabilitation Manual (SRM) scoring method. Every defect observed is given a structural and a service score. The grade of the section on each scale is set by the highest single score in that section and, for service, by the average score per metre where that is worse:

1. Structural Condition Grade (STR)

Measures the physical integrity of the pipe wall.

  • Grades 1: Acceptable structural condition.

  • Grade 2: Minor defects; low risk of collapse but some potential for further deterioration.

  • Grade 3: Collapse unlikely in the near future but further deterioration likely; plan for repair.

  • Grade 4: Collapse likely in the foreseeable future; repair or renovation required.

  • Grades 5:  Collapsed or collapse imminent; immediate action required.

2. Service Condition Grade (SER)

Measures how freely water and solids travel through the drain.

  • Grades 1: No loss of service capacity.

  • Grade 2:  Minor loss of capacity; monitor

  • Grade 3:  Noticeable loss of capacity; cleaning or maintenance recommended.

  • Grade 4: Serious loss of capacity; remedial works required.

  • Grade 5: Blocked or no longer serviceable; urgent action required.

What You Get in a Super Drainage Solutions Survey Package
